Accessory Dwelling Units (ADU) are permitted in all the residential zoning districts, including in the Industrial (I) Subdistrict of the Service Commercial Industrial (SCI) District, commonly referred to as the SCI-I Zoning District. Per Section 17.04L.030.03 of Hailey's Municipal Code, ADUs in the SCI-I Zone are held to the following criteria:
- There shall not be more than one ADU per unit within a principal building.
- ADU entrances shall connect to sidewalks and/or designated pedestrian circulation areas that lead to and from the primary sidewalk system and away from work zone alleys.
- Each ADU shall have designated ground floor storage space for the occupant's use. The storage shall be secure, covered and screened.
- An ADU shall be occupied by an owner or employee of a business which occupies the principal building.
- An ADU shall not be sold as a condominium or a separate legal parcel from the principal building.
Given the bolded stipulation above, ADUs in the SCI-I Zone are commonly referred to as "live/work units." A building that contains commercial and residential uses is referred to as a "mixed-use" building.
